Radon Testing in Ohio
The only way to know your home’s radon level is to measure it. Radon has no color, odor, or taste — completely undetectable without equipment. Carl uses professional continuous radon monitors (CRM), not charcoal kits, for precise, tamper-resistant results that meet all EPA and NRPP protocols.
Ohio is EPA Zone 1 — the highest risk classification — and roughly 1 in 3 homes tests at or above 4.0 pCi/L. Testing an apartment community for a HUD, Fannie Mae, or Freddie Mac loan? What is a continuous radon monitor (CRM) and why is it better than a kit?
A CRM records radon concentrations hourly, producing a complete tamper-evident data log. Charcoal kits give only a single average with no transparency into test conditions. CRM testing is the professional standard and required for most Ohio real estate transactions.
How do I prepare my home for a radon test?
Keep all exterior windows and doors closed for 12 hours before and throughout the test. Normal HVAC operation on recirculating mode is fine. Don’t run exhaust fans to the outside. We’ll provide a full checklist when you schedule.
What does my radon test result mean?
Results are in picocuries per liter (pCi/L). The EPA recommends action at 4.0 pCi/L or above. Levels from 2.0–4.0 pCi/L are moderate risk — worth considering mitigation. Below 2.0 pCi/L is generally acceptable, though no radon level is completely without risk.
Should I test my home even if it’s a newer build?
Yes. Radon levels are determined by geology beneath the home, not its age. Many Ohio new builds with code-required RRNC features still test above 4.0 pCi/L. Zone 1 geology produces enough pressure to overcome passive construction measures in many cases.
How often should I test for radon?
The EPA recommends testing every two years, or after any major renovation affecting the foundation. Always retest after mitigation is installed. Annual system checks are recommended for homes with existing mitigation fans.
What if I already have a radon system installed in my home?
A mitigation system reduces radon but must be verified through post-mitigation testing. Fans wear out over time. If you’re buying a home with an existing system, always test before closing — don’t assume it’s still working.
Is radon testing required when selling a home in Ohio?
Ohio law doesn’t require it, but testing has become the standard expectation in Central and Southwest Ohio transactions. Sellers who proactively test and mitigate avoid delays at closing and often command stronger offers.
