Active Sub-Slab Depressurization — Ohio’s Most Effective Radon Fix

ASD is the EPA-recommended gold standard for radon mitigation in Ohio basements. It draws radon from beneath your foundation before it ever enters your home — and results are guaranteed below 4.0 pCi/L.

Overview

ASD creates a low-pressure zone beneath your concrete slab. Because radon flows from high pressure to low, the system draws it out of the soil before it seeps through cracks or joints into your home. A small, continuously running fan vents the captured radon safely above the roofline.

How it works

01

Diagnostic pressure field test

We test sub-slab material to confirm adequate suction can be created — ensuring one point will cover the entire slab area before any drilling.

02

Precision suction point installation

Carl cores a 3–4 inch hole through the basement slab at the optimal location — where sub-slab material provides the best connection.

03

PVC pipe and routing

Schedule-40 PVC pipe is inserted and routed through the interior or along the exterior foundation wall, up to the roofline.

04

Radon fan connection

A low-voltage, continuously running radon fan connects inline — drawing radon from beneath the slab and exhausting it safely above the roofline.

05

Post-installation verification

A follow-up radon test confirms levels are below 4.0 pCi/L. Every installation is backed by Carl’s written guarantee.

The EPA does not recommend sealing cracks alone as a primary radon reduction strategy — it simply does not achieve reliable, sustained results. Active Sub-Slab Depressurization is the proven, professionally endorsed method used in the vast majority of Ohio home mitigations.

Key benefits

Highly effective

ASD consistently achieves 50–99% radon reduction. Most Ohio homes see post-mitigation levels well below 2.0 pCi/L.

Low operating cost

The radon fan uses roughly the same electricity as a 30–75 watt light bulb — typically $5–$15/month.

No disruption to daily life

The system runs silently in the background. Once installed, most homeowners forget it’s there.

Long system lifespan

Quality radon fans run 24/7 for 5–10+ years. Replacement fans are affordable and quick to swap.

Transferable benefit

A documented, professionally installed ASD system is a selling point — particularly in Ohio’s active real estate market.

Works in all seasons

Unlike ventilation approaches, ASD performs consistently year-round regardless of weather or window usage.

Common questions

Does every Ohio home need the same ASD system?

No. System design varies based on foundation type (poured concrete vs. block), slab area, sub-slab material, and fan routing. Carl assesses every home individually before recommending a design.

Will I hear the fan running?

Quality radon fans are very quiet — comparable to a range hood on its lowest setting. Most homeowners can’t hear it from the main floor.

Does the ASD system affect my heating and cooling?

A properly designed system draws from beneath the slab, not conditioned interior air. There is minimal HVAC impact. Carl’s diagnostic test ensures sub-slab air is being pulled, not indoor air.

What happens if the fan fails?

Many systems include a visual pressure gauge (manometer) that shows at a glance whether the system is running. If the fan fails, replacement is typically under $200 and covered by the manufacturer warranty.

Can ASD be installed in any Ohio home?

ASD works in virtually all Ohio basement homes. For slab or crawl space homes, Carl uses modified approaches: slab depressurization or crawl space encapsulation and ventilation.
