Multifamily & HUD Radon Testing in Ohio
Radon testing your lender will actually accept. HUD/FHA, Fannie Mae, and Freddie Mac deals each carry their own sampling requirements — we build the plan to your lender's current standard, test every required unit, and deliver a signed, HEROS upload-ready report while your closing timeline still has room to breathe.

Agency & Lender Radon Testing in Ohio
If your lender told you the deal needs radon testing, you don't need a radon lecture — you need a sampling plan, a schedule, and a report that survives environmental review. Nearly all of Ohio sits in the EPA's Zone 1, so waivers are rarely on the table for Ohio properties. The testing itself is governed by ANSI/AARST MA-MFLB-2023 and, for HUD/FHA deals, Section 9.6.3 of the MAP Guide.
Carl has handled radon and indoor-air work across Central and Southwest Ohio for 30+ years, and holds the exact credentials the MAP Guide requires of a multifamily radon professional: NRPP license plus Ohio licensure — Measurement Specialist RS579 and Radon Contractor RC362. Both licenses ride along with every report, so your underwriter never has to ask. Our current work includes a 325-unit, nine-building garden community in Columbus testing under FHA 223(f).

How Multifamily Radon Testing Works
Built around your closing timeline — not around our schedule.
Sampling Plan & Lender Standard
Send us the unit mix and your lender or program — HUD/FHA, Fannie Mae, Freddie Mac, or state HFA. We build the unit-by-unit sampling plan, distributed across every building and floor as the standard requires, and quote it the same day.
Deployment & Resident Coordination
We supply resident notification templates, coordinate access with your site staff, and place devices in every plan unit — plus the QA/QC duplicates and field blanks the standard requires. Deployment runs a minimum of 48 hours under closed-building conditions.
Retrieval & Lab Analysis
Devices are retrieved on schedule and shipped under chain of custody. Units that couldn't be accessed are documented and re-visited so your report has no holes an underwriter can flag.
HEROS-Ready Report
Your report — signed by an NRPP certified, Ohio licensed radon professional with licenses attached — is delivered within 2 business days of lab results, formatted for HEROS upload and environmental review. Results at or above 4.0 pCi/L come with a mitigation scope, not a shrug.
Which Loans Require Radon Testing?
Each agency sets its own sampling floor. These are the current standards — if a testing company quotes you the old numbers, that's a red flag.
HUD / FHA (MAP Guide)
221(d)(4), 223(f), and 223(a)(7) applications follow MAP Guide Section 9.6.3: test 100% of ground-contact units plus 10% of upper-floor units on each floor, spread across every building, to ANSI/AARST MA-MFLB-2023. Reports are valid for one year and must carry the tester's NRPP license and state license.
Freddie Mac
Under FHFA-directed policy, Freddie's 2025 guidance requires testing at least 10% of ground-contact units, minimum one per building, by a qualified radon professional — with follow-up focused on units at or above 4.0 pCi/L. Earlier 25% guidance has been superseded.
Fannie Mae
Fannie Mae finalized enhanced radon standards in 2025 under the same FHFA direction — most Enterprise multifamily loans now include radon testing in due diligence. We scope to your lender's current published requirement, not last year's memo.
A REAL SAMPLING PLAN, WORKED OUT
A 325-unit garden community in Columbus — nine buildings, three stories — is testing with us under FHA 223(f). The MAP Guide math: 101 ground-contact units at 100%, plus 12 of 112 second-floor and 12 of 112 third-floor units at 10% per floor, distributed across all nine buildings. 125 tested units, plus QA/QC devices at no charge. That plan, unit by unit, is what your lender sees before we place a single device.
Pricing is per tested unit and all-inclusive — lab fees, QA/QC, both site visits, and the report. Send your unit mix and we'll return the plan and the number, usually the same day.

How many units need radon testing for a HUD loan?
HUD's MAP Guide requires testing 100% of ground-contact units plus 10% of upper-floor units on each floor, spread across every building. A 325-unit garden community typically means 120–130 tested units. We build the exact sampling plan for your property and lender at no charge. Call (614) 686-0000.
Who is allowed to perform HUD multifamily radon testing in Ohio?
An Ohio-licensed radon professional certified by NRPP must perform the testing, and the report must carry their license. Buckeye State Radon holds ODH Measurement Specialist license RS579, Contractor license RC362, and NRPP license — all attached to every HUD-ready report.
What does multifamily radon testing cost?
We price per tested unit, all-inclusive — lab analysis, QA/QC devices, two site visits, and the lender-ready report. Your total depends on the sampling plan, which we build free from your unit mix and lender's standard. Most quotes go out the same day you call (614) 686-0000.
How fast is the report delivered?
Devices deploy for a minimum of 48 hours, then go to the lab. Your signed, HEROS upload-ready report is delivered within two business days of lab results. For agency deals on a rate-lock clock, we coordinate deployment around your closing timeline.
What happens if units test at or above 4.0 pCi/L?
Units at or above EPA's 4.0 pCi/L action level need confirmatory testing or mitigation under ANSI/AARST standards. As a licensed Ohio radon contractor (RC362), we scope and price mitigation for the affected buildings — one vendor from testing through clearance.
Do Fannie Mae and Freddie Mac require radon testing too?
Yes. FHFA-directed policy requires radon testing on most Enterprise multifamily loans. Freddie Mac's 2025 guidance calls for testing at least 10% of ground-contact units with a minimum of one per building, and Fannie Mae finalized similar standards in 2025. We scope to your lender's current requirement.
Do tenants have to be notified before testing?
Yes. ANSI/AARST MA-MFLB-2023 and HUD both expect written resident notification before any device placement. We provide ready-to-send notification templates for property management, coordinate unit access across all buildings, and handle return visits for inaccessible units — so your site staff isn't chasing devices.
How long is a multifamily radon report valid?
HUD accepts radon testing performed within one year of the application. If your report is older, or was performed to a superseded standard like MAMF-2017, lenders will require new testing to ANSI/AARST MA-MFLB-2023. We can often re-test on short notice.
